Power Washing + extended drying time

Power washing house exterior

A proper wash isn't just about cleaning; it's our first chance to really inspect the exterior and find exactly where the house needs the most help.

Our Washing Protocol
  • The Deep Clean: We perform a thorough close-wash of all walls, trim, and gutters to clear out algae, pollution, and nests.
  • Mildew Treatment: We don't just rinse mildew; we apply targeted cleaners to neutralize organic growth.
  • The Final Rinse: After the power-rinse, we follow up with a high-volume garden hose rinse to ensure all masonry and plants are cleared of debris.
How We Protect the Structure
  • Glass Safety: We never hit windows directly with high pressure. We keep our distance and use a gentle rinse for glass and delicate trim.
  • Dry-Cleaning: For spots where water might cause more harm than good, we use gas blowers and stiff brushes to prep the surface instead.
  • Strategic Inspection: We use the wash to blow off loose paint, which acts as a roadmap for where we'll need to scrape and sand later.
  • Roof-Line Care: Any areas we can't safely reach with a pole from the ground are manually dry-cleaned right before we start painting.

Drying Time: This is the most critical variable. We usually need about a week—anywhere from 5 to 20 days—to make sure the wood is bone-dry and ready to hold a new coat of paint.

View Power Washing Standards
Note on Water Entry: High-pressure washing carries a risk of water entering the home. We assume doors and windows are properly sealed. We encourage clients to perform an interior inspection afterward; if no one is home, please perform this check. Elegant Painting® is not responsible for damages if water enters during the standard wash.

Masking & Cover-Up (5-20 days after the wash)

Precision masking example

We allow 5-20 days for the water to completely dry. Phase 2: We protect all surfaces not designated for paint. This section serves as your written guarantee that our team will maintain the cleanliness of your property. Our protection standards include:

  • Windows: Masked with 3M window masking film to prevent overspray.
  • Decks & Railings: "Tight-masked" with 3M masking paper and fully covered with drop cloths to prevent drips and overlaps.
  • Walkways: Completely covered with tarps or drop cloths to safeguard against spills.
  • Plants: Protected with painter's plastic or tarps. We tie back branches or prune small sections touching the house to prevent rubbing against wet paint.
  • Brick: Precision masked with 3M masking paper to protect masonry from overspray.
  • Patio & BBQ: Moved a safe distance from the workspace during the project.

Items Removed From the House

Preparing house fixtures

To ensure a professional finish, exterior lights, house numbers, and temperature sensors are removed and reinstalled after painting. Doorknobs: These are usually removed; however, hardware that may require a locksmith for reinstallation (such as Baldwin deadbolts) will be masked and painted around to avoid mechanical issues.

Lights: Fixtures with stuck, stripped, or rusted screws—or those with foam insulation injected behind them—will be masked to prevent damage to the siding. Permanent Fixtures: Gutters, downspouts, doors, and older wood shutters (fragile to removal) are generally not removed. Utility boxes also remain in place and are masked.

Read Utility Box Policy

Surface Preparation Service

South side peeling paint

Wood surfaces are power washed, sanded, and scraped to remove all loose, peeling, or chipping paint. We remove stray nails, hooks, and staples and secure any loose or warped siding. Special attention is paid to the ends of verge boards, the south side of the structure, and garage doors.

Restoration: In cases of extreme peeling, we use power grinders to remove loose paint and restore surfaces to original condition as much as possible. Please note that power grinders are reserved for severe conditions (such as homes unpainted for many years) and may reduce the natural roughness of cedar siding.

South Side Special Treatment

Primer Application (spot-prime)

Image spot priming

We spot-prime bare spots and Cedar stains using one coat of either Sherwin Williams® Exterior Oil-Based Primer or SMART PRIME® by Zinsser®. Applied via brush, roll, or spray (with back-rolling), our primers penetrate bare spots, seal the wood, and prevent tannin bleeding or staining.

We allow a minimum of one hour for fast-drying primers to cure. In accordance with manufacturer specifications, we also prime rusty pipes and any previously painted metal hardware.

What is NOT primed:

  • Areas where previous coats of paint are sound and not peeling or chipping.
  • The entire exterior will NOT be primed unless your home has never been painted.
  • No primer is applied prior to using any type of penetrating stain.

Professional Prep Details

Caulking

Applying sealant to siding

For a durable, water-tight finish on any exterior surface, we utilize Sherwin Williams® PowerHouse™. This high-performance, one-component acrylic urethane sealant meets the rigorous ASTM C-920 requirements. Our team seals all previously caulked gaps, cracks, nail holes, and trim-to-siding joints.

Hardie-Plank or Fiber-Cement siding: Please note that all butt joints will be caulked only if they were previously caulked (Example).

What should NEVER be caulked?

Roof Shingles

Missing roof shingle repair

Cedar Shakes

Cedar shakes solid stain

We apply two coats of Sherwin Williams WoodScapes® Solid Stain (100% Acrylic) to all cedar shakes and any eaves directly above the shake walls. Our process involves airless spray application followed by back-rolling or back-brushing as needed to ensure deep penetration. We allow sufficient drying time between coats, determined by current temperature and humidity. This self-priming formula enhances the natural appearance and texture of your home while providing exceptional protection and resistance to peeling. Manufacturer specifications apply.

Eaves (soffits) will be painted the same color as siding. See an example

Doors, Windows & Shutters

Front door painting

Your front door will not be power washed to avoid risk of damage. The entire exterior surface of the door is sanded, and bare spots are primed as needed. We then apply 2-3 coats (depending on color coverage) of Sherwin Williams Resilience® Exterior Gloss paint (100% Acrylic) for a premium, durable finish.

Warranty

Warranty Summary: The “Short Version”

We want you to be 100% confident in your investment. Here is the honest breakdown of how we stand behind our work:

  • What we cover: If we missed a spot, we'll fix it for as long as you own the home. If the paint peels or chips on a sound surface within 3 years, we'll come back and repair it.
  • What we don't cover: Things outside of our control—like leaky gutters, dry rot, bird/insect damage, or "bubbles" caused by moisture inside the wood. We also don't warranty surfaces that are walked on (decks) or horizontal (shingles).
  • The Goal: To ensure that if a problem is caused by our process or application, we make it right.

Lifetime Workmanship Warranty

This Limited Warranty is issued by Elegant Painting® exclusively to the original purchaser of our exterior painting services for a single-family residential dwelling (“Home”). If our team fails to apply paint to any area included in the original estimate, Elegant Painting® shall, upon presentation of proof of purchase, return and correct the missed spots.

Duration: “Lifetime” refers to the period beginning on the date of purchase and continuing for as long as you own the Home. This warranty is non-transferable.

Exclusions & Liability: This warranty does not apply to damage resulting from structural defects or the failure of previous coats of paint. Elegant Painting's entire liability is limited exclusively to a touch-up visit as needed. The homeowner is responsible for providing the touch-up paint left upon project completion.

3-Year Peeling and Chipping Warranty

This Limited 3-Year Warranty is issued to the original purchaser (“Owner”) of a contract for a free-standing single-family residence (“Home”). If the coating peels or chips, Elegant Painting® shall, upon presentation of the original signed contract and verification of ownership, repair the affected areas.

Terms: This warranty is valid for three years, provided the coating remains unaltered and the original purchaser retains ownership of the Home. This warranty is non-transferable.

What is Not Covered:

This warranty does not cover defects or damage beyond our direct control, including:
• Fire, settlement, structural cracks, faulty construction, or misuse of the Home.
• Natural causes, third-party damage, foreign objects/agents, or ordinary wear and tear.
• Fading due to UV exposure, moisture content of the substrate, or mechanical damage.
• Abrasive cleaning, harsh chemicals, or damage from plants, pets, and wildlife.
• Specific Exclusions: Ends of fascia boards, shingles, decks, railings, fencing, doors, windows, and anything related to caulking.
• Environmental/External Factors: Damage from leaky gutters, insects, birds, bats, rodents, dry-rot, or work performed by other contractors.
• Paint Bubbles: Paint bubbles/blisters of any kind are expressly excluded. Why our warranty does not cover bubbles.

Legal Notice: Elegant Painting®'s liability is limited exclusively to providing touch-ups to peeling or blistering areas. We are not liable for indirect, special, incidental, or consequential damages. No other guarantees or warranties, express or implied, are provided beyond this express Limited Warranty.
