Factors that lower price: Siding in good condition, level lots, 2-story maximums, and vinyl windows.
Factors that increase quotes: High square footage, poor substrate condition (peeling/chipping), steep slopes, or neighbors in close proximity.
NO. Elegant Painting follows strict estimation guidelines. Once you receive your fixed-price bid, it will never increase. We value honesty and transparency.
No deposit is required to reserve your schedule spot. 20% is due on the first day, with the remainder due only upon your satisfaction at completion.
We utilize top-tier Sherwin Williams® products. We buy fresh from local vendors for every job to ensure maximum coating performance.
Two coats, every time. In the high-humidity PNW climate, the first coat seals the substrate, and the second coat provides the protective shield and color depth.
Yes. We seal all gaps, cracks, and nail holes. For Hardie-plank and artificial surfaces, we use SIKA specialized caulking for a permanent seal.
Only Elegant Painting employees. Zero subcontractors. We are family-owned and every project is supervised by our dedicated W2 staff.
We monitor weather closely. If rain occurs, we stop immediately and return when dry. We utilize Sherwin Williams® formulations specifically designed for damp Northwest climates.
With our methods, expect 5-6 years of "like-new" condition. Minor weathering typically begins around years 6-10, with a refresh recommended between years 10-14.
