The Sealing Standard for Eastside Homes

In the wet climate of Redmond, Sammamish, and Bellevue, caulking isn't cosmetic—it is structural defense. Rain driven by wind against cedar siding or James Hardie plank will rot shear walls if improperly sealed. Our technical protocol blocks water at entry points while allowing moisture to escape where necessary.

Sealing joints correctly prevents structural water intrusion during heavy winter rains. However, the expert difference lies in knowing which gaps must remain completely unsealed to let the home breathe.

Fundamentals of Correct Application

Mastering Corners and Exterior Transitions

Water accumulates in vertical corner boards and horizontal ledges. In our Sammamish exterior projects, we apply high-flex elastomeric sealants that stretch during summer heat and shrink through freezing winters without cracking.

Butt-Joints: The Cedar Siding Exception

Should siding butt-joints always be caulked? NOTE: We do not recommend caulking butt-joints on natural cedar lap siding. Cedar expands and contracts drastically with moisture changes; caulking forces the boards to pop or buckle. We only seal these joints if a previous painter already applied caulk.

Trim, Casing, and Window Perimeters

Precision caulking around window frames and fascia seals out moisture while delivering crisp, clean paint lines. Our protocol covers every trim-to-trim and trim-to-siding interface on Redmond homes.

Garage Door Trim (Casing)

Stationary brick mold and exterior casings must be sealed completely. However, moving garage door panels need room to operate without sticking to fresh paint.

What Should NEVER Be Caulked

Sealing these 5 critical areas creates moisture traps that rot underlying framing on Pacific Northwest homes.

1. Overlapping Trim Boards

Trim installed over siding requires rear airflow. Sealing these gaps is a classic amateur mistake that traps moisture behind the wood.

2. Window Weep Holes

Weep holes drain water out of vinyl and aluminum window tracks during storm cycles. Never allow a painter to caulk over these openings.

3. Bottom Edge of Siding Lap Joints

Gravity draws moisture down the face of siding. The bottom lip of each siding course must remain open so trapped condensation can escape.

4. Metal Z-Flashing

Metal flashing above doors and windows is designed to shed water outward. Caulking metal-to-wood flashing joints backs water up straight into your wall sheathing.

5. Face Nails on Cedar or Fiber Cement

Wood siding moves constantly with regional humidity changes. Face nails sealed with caulk will spit the sealant out within 12 months, creating unsightly blemishes.

Interior Millwork Precision

While exterior caulking protects your structure, interior caulking is about aesthetic perfection. During winter interior projects, we use fine-finish elastomeric compounds on crown molding, baseboards, and wainscoting to prevent hairline cracking as your home adjusts to seasonal heating.

Technical FAQ: Is old caulking stripped first?

We only strip old caulk if it has cracked, dried out, or lost adhesion. Attempting to gouge out sound, well-bonded caulk damages delicate cedar and trim substrates. Fresh elastomeric sealant is applied directly over intact material to build a continuous weatherproof seal.

PNW Performance Insight

High-end painting standards on the Eastside demand strict moisture control. The transition from wet winter months to bright summer sun causes significant movement in cedar lap and timber trim. Elegant Painting® (WA License: ELEGAP*821B3) applies high-elongation sealants specifically designed for high-humidity homes across Redmond, Bellevue, Kirkland, Sammamish, Woodinville, Medina, Clyde Hill, Bothell, Issaquah, Cottage Lake, and Mercer Island.
